Confirm beds amount upon reservation 🌿 Leaving the House → Switch off all AC, lights & close all doors 🌬️ Running AC → Doors & Windows closed 🚫 NO PARTY & QUIET HOURS RULES 🚫 Due to recent incidents, we must enforce strict rules with zero tolerance to parties: 1. No unregistered guests (ID required) 2. No loud music/sounds to neighborhood Additionally, During Quiet Hours: 22:00 – 7:00 there must be: 1. No group gatherings outside 2. No neighbor complains FOR MONTHLY STAYS (28+ NIGHTS): 1. Electricity extra charged - by meter, 7thb/unit (usually around 2-3000 THB/mo per aircon, depends how much you use aircon) 2. Cleaning&bedsets change during your stay are not included - if you wish, our cleaning company can do it for 2000 THB per case 3. Security deposit is collected upon arrival: 30'000 thb, and returned on checkout (deducted by electricity fee and if any damages) 🚭 Smoking inside the house is not allowed because smoke damages the property and requires more expenses for cleaning (2000 THB) - but you can smoke outside on the balcony/terrace/yards. 🪰🐜🦎 We also remind you that our island is a jungle where many different insects live, whether we like it or not. Therefore, please close your doors and windows, especially when you are leaving home 🏝️🦶👣 Sometimes our feet get dirtier than the house. Please, treat home as your own - if you come from beach or from the rain, use rug at the entrance to get your feet dry and clean 🙏 📲 Local residents must contact the host before booking; instant booking is not available for locals. 🐾 Pet Policy: explicitly not allowed 🧹Additional cleaning fee of 2,500 THB applies for: Excessive trash / Floor stains / Red stains on linens or towels / Wall dirt ⏰ Late check-out fees: • 30+ minutes late: 1000 THB • 2+ hours late: Full day’s rate (base rate without discounts) 🔔 Note: Late check-out fees do not grant extended stay rights. 🔧 Property Access & Maintenance: • When reporting issues with amenities or cleanliness to Airbnb or the host, you authorize property access for resolution. • Host may enter without additional permission to resolve reported issues. 👥 Multiple Guests: • Only the person who booked through Airbnb is allowed to check in. • The guest who made the reservation bears full responsibility for all guests’ possible violations or misbehavior. • Guest must have a working phone number. • All guests must be declared with full name, international passport/ID photo and contact information (Thai law requirement). • Maximum occupancy: stated in your reservation. • Undeclared guests will be charged 1000 THB per day. • Exceeding maximum occupancy will result in immediate removal from the property. ⚖️ Legal Compliance: • Guests must follow all Thai laws. • No prohibited substances allowed on the property 🚨 Violations & Termination: • Any violation of house rules, or disconnection/obstructing of security devices or noise monitor, may result in immediate termination of stay without refund. • Undeclared guests may be removed if deemed unsuitable by Airbnb or the host.
